LAKEWOOD RANCH JUMPS TO NO. 3 IN THE COUNTRY
Lakewood Ranch has been recognized as the third best-selling, master-planned community in the country by both RCLCO and John Burns Real Estate Consulting, two independent real estate consulting firms.
Lakewood Ranch outpaced many other recognizable and well-known communities in Arizona, California, Nevada, Texas, and even Florida. Lakewood Ranch saw 1,206 new home sales in 2017, up from 775 in 2016 – a 56 percent increase year-over-year.
Rex Jensen, CEO of Lakewood Ranch owner, Schroeder-Manatee Ranch, Inc., welcomed the results. “These results validate our adherence to the fundamentals of quality, cleanliness and patience,” Jensen said. “We’ve established a community with an unparalleled lifestyle and mix of living, work and recreational opportunities. In the process, we’ve become the leading economic development engine in Sarasota and Manatee counties, having added more than $5 billion to the local tax base, not to mention more than 13,000 value added jobs. The advent of our exciting Waterside community in Sarasota County will bring an even greater diversity of housing and entertainment alternatives situated among seven large, picturesque lakes and continue to drive our sales.”
It has been a record sales year for Lakewood Ranch, from start to finish. “There is no question that an expanding economy, strong migration to Florida, and rising consumer confidence helped fuel sales in Lakewood Ranch in 2017,” said Laura Cole, vice president of marketing for LWR Communities. “That said, buyers have many choices and, ultimately, quality of life becomes the greatest factor in how well a community performs.
“Lakewood Ranch is sowing the seeds of more than 20 years of thoughtful planning and stewardship,” Cole continued. “The community offers a balanced mix of homes, jobs, shopping centers, schools, and of course, parks and open spaces. While the community feels established, Schroeder-Manatee Ranch (Lakewood Ranch’s developer) is adding new components that benefit residents and the public alike.”
Today, Lakewood Ranch offers 19 unique villages with a wide variety of homes and price points ($180k to well over $1M), a vibrant Main Street that has become a destination for the region, and nationally recognized sports venues like the Premier Sports Campus and the Sarasota Polo Club. The Ranch boasts A-Rated schools, nine institutions of higher learning, and the Lakewood Ranch Medical Center.
With more than 4 million square feet of commercial real estate in place, Lakewood Ranch is a major job center and contributor to new home sales in the community as families relocate to pursue career opportunities here. The Ranch has more than 1,350 businesses in diverse sectors such as biomedical, technology, insurance, and education.
Sales were brisk, but 2017 was a busy year in other ways. Lakewood Ranch added three new neighborhoods, including a 100% solar village; opened the much anticipated Waterside Village in Sarasota, which will be walkable to a new waterfront town center; broke ground on CORE, an exciting mixed-use research, commercial, and entertainment district; and launched a robust farmers market. The Lakewood Ranch Golf and Country Club completed more than $25M in new and renovated facilities, making it the “next generation” club for families in the area.
Cole pointed to the Ranch’s original owners’ vision and patience as the primary building block of Lakewood Ranch. “They were able to build and sustain a vision that creates an authentic community—that intangible but critical framework within which people of all ages and life stages can learn and grow, interact and mature, thrive, evolve and belong, Cole said. “We call this the ‘software’ or ‘DNA’ of The Ranch.
“Schroeder-Manatee Ranch fully understands its deep responsibilities as a landowner and as steward. The company takes great care in preserving open spaces and habitat, maintaining native landscaping, and unifying villages and neighborhoods through iconic fencing and signage,” Cole said. “Residents and new buyers take notice and comfort in knowing that their families and home investment lie within a community that cares and has shown great success through multiple market cycles.”
Jensen hinted at an even brighter future. “We won’t be resting on our laurels,” he said. “We will be adding new and exciting features to our community each and every year, and we expect to continue to be a top performing master planned community in the future.”
