    Agave Bandido to Bring Fresh Mexican-Inspired Cuisine and Cocktails to Waterside Place at Lakewood Ranch

    LAKEWOOD RANCH, FLA. (FEB. 17, 2022) – Mexican-inspired restaurant and tequileria Agave Bandido is the latest restaurant to join the offerings at Waterside Place, with a planned opening in late 2022.

    The 4,000 square-foot restaurant will feature a beautiful indoor bar as its focal point, offering more than 250 tequilas and mezcals. The 2,000 square feet of patio space boasts a separate outdoor bar with a picturesque backdrop of the lake.

    Conceptualized by Wolverine Management President Mathew Baum and Chief Operating Officer Matt Faul, Agave Bandido will bring a vibrant, city-inspired dining atmosphere to Lakewood Ranch. The duo says most of their personal decision-making inspired the aesthetics of Agave Bandido. Everything from the way food is served to the bar layout is determined based upon what they would prefer as consumers.

    “Our focus has always been to grow in highly sought-after suburban areas, which may have minimal hip locations for dining and nightlife,” says Baum. “People want to have an exciting dining experience without driving half an hour into the city. Agave Bandido’s cuisine and atmosphere will offer those lively downtown elements conveniently close to home.”

    Recently named the “Best Lifestyle Program in the U.S” by the National Association of Homebuilders, Waterside Place’s vibrant lifestyle and suburban Lakewood Ranch location was the logical location for its second restaurant.

    Agave Bandido at Waterside Place will offer patrons handmade cocktails and a full menu of dishes made in-house daily with fresh ingredients. The restaurant will feature many of the same design aesthetics as its flagship location in Pembroke Pines, Fla., including eye-catching murals and décor.

    LAKEWOOD RANCH REMAINS THE BEST-SELLING ALL-AGES COMMUNITY IN THE NATION

    Lakewood Ranch had another record-setting sales year, bolstered by the opening of new villages, its third town center, expanded restaurant and retail offerings, and plans for new schools and a public library.

    The Ranch saw 2,574 new home sales in 2021, up from 2,149 in 2020 – a 20 percent increase year-over-year and the best sales year on record. Lakewood Ranch was recognized as the best-selling, master-planned multi-generational community in the country for the fourth year in a row by RCLCO and John Burns, two independent real estate consulting firms.

    Much excitement centered on Waterside Place, which is on its way to becoming one of the area’s most popular dining, retail, and experiential destinations. Lakewood Ranch’s newest town center opened for business in November, featuring not only shops and restaurants but becoming the new home of The Farmers’ Market and Ranch Nite Wednesdays, perennial favorites of the community for more than four years.

    Waterside Place is the centerpiece of Waterside Village, located in the Sarasota County portion of The Ranch. Waterside currently offers single family homes in LakeHouse Cove and Shoreview as well as rental townhomes, apartments, and senior living options in a variety of waterfront neighborhoods.  Demand has been extremely brisk for Waterside and builders will be introducing townhomes, cottages, single family rentals, and large custom homes in the next phase of development.

    Sales were robust throughout the more than 20 actively-selling villages in Lakewood Ranch – including newly opened Esplanade and Park East at Azario, Lorraine Lakes, Sapphire Point, and Solera – with the range of housing types and pricing addressing the growing demand. New models also opened in LakeHouse Cove, Savanna, and The Lake Club. Star Farms and Sweetwater both broke ground in 2021, with models opening in 2022. Furthering the multi-generational culture, more senior and assisted living options are being explored, to serve the growing needs of families who move to Lakewood Ranch with their aging parents.

    “Lakewood Ranch was in a strong position to capitalize on migration trends boosted by the pandemic,” said Laura Cole, senior vice president of LWR Communities, LLC., the residential arm of Lakewood Ranch. “Our housing diversity, multi-generational appeal, and expanded amenities drew buyers from high tax markets across the U.S., buyers with accelerated retirement plans, and buyers untethered to their jobs.”  “We have not seen a slowdown in prospect activity in recent months,” Cole continued, “however buyers are gaining acceptance of the longer lead and build times for new homes as well as price increases, all induced by the pandemic’s labor and supply woes.” The average price of a new home in Lakewood Ranch in 2021 was $609k, 19% above 2020’s average price.     Activity in the multi-family housing market has surged as well, with new apartment offerings at The Summerhouse and Botanic, and Artesia, a single-family rental development, with much more to come. Leading the nation in the build-to-rent space, The Ranch has seven single family rental projects in various stages of leasing and development, segmented to meet a broad spectrum of the market, from workforce to luxury.

    The Ranch’s growing population has driven expanded educational offerings. Additions to the existing Lakewood Ranch High School and R. Dan Nolan Middle School are planned, and a new K-8 school is scheduled to be finished by 2024. The Lakewood Ranch Preparatory Academy, a new K-12 charter school, projects a lower school opening in the fall of 2022, with construction of the high school to start in 2023.

    The County, recognizing the population shift, broke ground in Lakewood Ranch for the newest library in the Manatee County system in December, and plans were announced for expanding the Premier Sports Campus at Lakewood Ranch, including a new aquatic center.

    Monaca Onstad, Lakewood Ranch’s director of community relations, was named a silver award recipient for lifestyle director of the year, and Lakewood Ranch was recognized with a silver award for best lifestyle program by the National Association of Home Builders’ National Sales and Marketing Council.

    The awards, known as “The Nationals,” honor the best in the building industry for “their determination, integrity, creativity and resilience.” Started in 1982 as the Institute of Residential Marketing Awards, The Nationals recognizes honorees across various disciplines of the new home industry by individuals and sales teams. During a four-day judging process, a panel of 13 industry professionals from across the country determined the award winners from a field of over 1200 entries.

    Onstad has handled community relations and lifestyle programming across Lakewood Ranch since 2016, and won the gold award in 2018, and the silver honor in 2019, 2020, and 2021.

    Lakewood Ranch’s Waterside Place was awarded the silver honor for lifestyle program of the year. Waterside Place is home to the popular Lakewood Ranch Farmers’ Market and Ranch Nite Wednesdays.     Lakewood Ranch, the nation’s best-selling master-planned community in the U.S., has announced three additional tenants that will open in the community’s new, 36-acre Waterside Place development, which is on track to become the region’s premier experiential lifestyle destination.

    Set to open this fall, Waterside Place will embody the essence of Lakewood Ranch, serving as a retail, dining, wellness and entertainment hub with waterfront charm.     Bella Vita, Bay Area Aesthetics and the new Lakewood Ranch Medical Group primary care facility are set to join previously announced tenants: Good Liquid Brewing Co., 3 Form Fitness, ManCave for Men, O&A Coffee Supply, CROP Juice, Duck Donuts, Korê, PAINT Nail Bar, SmithLaw, The Yoga Shack and Kilwins.

    Bella Vita – meaning “the good life” – will be an authentic Italian restaurant created by restauranteur and Italian native Giuseppe “Peppe” del Sol of Napule restaurant in Sarasota. This new “cucina napolitana” will offer Lakewood Ranch residents and visitors delicious Italian cuisine in a welcoming environment inspired by Peppe’s hometown island of Ischia in the Gulf of Naples, Italy.

    Bay Area Aesthetics is a locally-owned medical spa led by Amy M. Lauvray Hurlebaus, a nationally board certified advanced registered nurse practitioner (ARNP). With over 25 years of experience, Amy aims to help patients look and feel their best at every life stage. Her services include skincare and rejuvenation, BOTOX ® and injectables, signature treatments with medical-grade skincare products and more. This will be Bay Area Aesthetics’ first location in Lakewood Ranch.

    Additionally, Lakewood Ranch Medical Group will open a primary care facility at Waterside Place this fall, following the trend of neighborhood-based healthcare. The new, 7,000 square-foot clinic will offer Lakewood Ranch residents a spacious, convenient and centralized location for primary care visits.

    Andy Guz, CEO of Lakewood Ranch Medical Center, anticipates the facility will initially staff two physicians who can accommodate up to 60 patients per day. Guz expects to add additional doctors as the new clinic begins to attract more Lakewood Ranch residents with its health and wellness activations and pop-ups – a strong pillar of the community’s lifestyle.

    LAKEWOOD RANCH’S 3-D DIGITAL MAP WINS GOLD AWARD

    Lakewood Ranch’s 3-D “community Xplorer map” was awarded gold for best innovative use of technology at the Southeast Building Conference’s 42nd annual Aurora Awards. The map is a centerpiece of the community’s website, lakewoodranch.com. Winners were determined after evaluation by a panel of judges, including designers, planners, and builders.

    The map was developed by LWR Communities, in partnership with Cecilian Partners, a company that specializes in the customer service experience for community developers, home builders, and home buyers.

    “We’re really setting the standard for how customers will explore communities like Lakewood Ranch in the future,” said Phil Worland, chief strategy officer at Cecilian Partners.

    The map is completely interactive and searchable. There are built-in filters to assist the user with a list of villages that might be a good fit for them. In addition, in one view, a user can see all of the villages, product types and prices ranges in relation to their location near shopping, schools, parks, and other community amenities. There is also a regional map that highlights the beaches, arts, shopping districts and other conveniences and attractions outside of The Ranch, allowing for a full perspective of the area.

    “Lakewood Ranch was looking for a way to show prospects everything the community has to offer, without them having to be at The Ranch in person,” said Rachel Gray, marketing manager for LWR Communities. “This was something we were searching for pre-pandemic, but the pandemic changed consumer behavior and it became an even more important tool than we could’ve imagined.”

    Feedback has been notably positive. “Users appreciate that they can see everything in the same place; they no longer need to bounce from the village page on the Lakewood Ranch website to a Google map page to get their bearings,” Gray said. “Many people want to be close to a specific area – for instance, near the interstate for an easy commute to work – and this has given them the ability to find what they want or need. Other users appreciate that they are able to plan their visit to The Ranch in advance by using the map; they know what is here before arriving, so they can be sure to see everything that interests them.”

    LAKEWOOD RANCH IS THE BEST-SELLING COMMUNITY IN THE NATION

    Lakewood Ranch is the best-selling community in the U.S., according to national real estate consulting firm RCLCO’s 2021 mid-year survey. The Ranch secured 1,535 new home sales through the end of June of 2021, beating last year’s numbers by 83% percent. Although Lakewood Ranch has been the best-selling multi-generational master-planned community in the U.S. for the past three years, the 2021 mid-year report marks the first time it’s ranked No. 1 overall.

    Lakewood Ranch was primed to meet the increased number of relocations spurred by the pandemic, according to Laura Cole, executive vice president of LWR Communities.  “The Ranch’s maturity, locational assets, and multi-generational appeal drew buyers and their extended families (and friends) from all corners of the U.S.,” Cole said. “Five new villages opened during the pandemic, offering greater home choices at all price points with outstanding amenities and access to open space and trails — key criteria sought by buyers fleeing more urban locations.

    “Buyers say they are looking to move close to family and friends, downsizing, or accelerating retirement. Year-over-year, we experienced the largest sales gains in the Entry/First Move-up segment (84% growth over prior year) which generally leans towards millennials. The Empty Nest/Active Adult market jumped by 71% during this period, and Second Home Move-up/Luxury buyers increased by 57%.”

    Lakewood Ranch’s first place position put it among the top-selling master-planned communities (MPCs) in the country for 10 consecutive years. Rex Jensen, president and CEO of Schroeder-Manatee Ranch, Inc., developer of Lakewood Ranch, said that planning and execution continue to keep the community –  which has been owned and guided by the same family since its inception over 25 years ago – at the top.

    Good Liquid Brewing Co. is a Bradenton-based brewery offering an array of unique beers. Known for its out-of-the-box flavors such as Fruity Pebble Beer, Jalapeno Mango Sour with Ginger, Blackberry Raspberry Marshmallow Sour and Blonde Milk Stout, Good Liquid Brewing Co. specializes in IPAs, lagers, sours and more, offering “a beer for everyone.” Set to open at Waterside Place this fall, the brewery – founded in 2017 by Mike and Sandra Krail – will also feature classic pub fare, from starters, hand-tossed pizzas and elevated burgers to lighter dishes and condiments made with its signature beers. The waterfront location at Waterside Place will feature a modern industrial look and include an outdoor space with fire pits and games.     3Form Fitness reinvents the traditional idea of fitness via three forms of exercise – strength, endurance and cardiovascular – to achieve three forms of results: looking, moving, and feeling better. 3Form Fitness was founded in 2021 by Michael Demarski, a 15-year fitness industry expert, who aims to change the philosophy of the gym experience by providing a unique environment that makes clients feel comfortable, empowered, and supported throughout their fitness journey.     Community pride and engagement have always been strong pillars of the Lakewood Ranch residential experience, with residents ranking community clubs, social events, parks and trails, shopping and dining among their most beloved amenities. Therefore, in the wake of COVID-19, community directors transitioned to virtual programming and communication tools via social media, the myLWR.com site, and the new Lakewood Ranch mobile app, which allows community members to easily connect and engage with their favorite features.

     

    In March, Lakewood Ranch launched a digital version of its award-winning lifestyle programming, in which residents could enjoy virtual “Ranch Nites Live” events with performances by local and national musicians, fitness and wellness instructors, as well as dedicated family nights, happy hours, and more. When the app launched in November, users gained the ability to join in on the programming on the app, RSVP to events, personalize their profiles based on interest, and more.

    Lakewood Ranch saw 2,149 new home sales in 2020, up from 1,648 in 2019 – a 30 percent increase year-over-year and the best sales year on record for The Ranch.

     

    The pandemic-era desire for floorplans with independent offices, separate entertainment rooms, technology packages, and pools and increased outdoor living space helped drive sales, as did the demand for multi-generational floorplans to accommodate family members – both seniors and adult children. Low interest rates and a dwindling inventory of resale homes also helped spur sales.

     

    Laura Cole, senior vice president of Lakewood Ranch, said that while COVID-19 has driven some buyers to act, there are longer term trends at play as well. “The pandemic caused an acceleration of purchase decisions for some buyers already in the market, especially young families seeking their first home and people nearing retirement,” Cole said. “A strong desire to upgrade one’s quality of life through home and place was a powerful motivator to purchase a home this year.

     

    “Many buyers said that COVID-19 has created a need to reestablish roots in an environment that affords a more connected and active lifestyle, while offering ample open space and tranquility,” Cole continued. “Lakewood Ranch’s vast green space and amenities – including space for walking, hiking, and biking – were very attractive to those seeking to escape urban centers and increase their ability to socialize outside while observing social distancing requirements.”

     

    Even with restrictions in place, buyers have been purchasing homes – in many cases, sight unseen – with the help of interactive chats and virtual community presentations from the Lakewood Ranch Information Center, an easily navigable Lakewood Ranch website with a 3D interactive map, and builders’ virtual tours.

    The Ranch continues to be successful at market segmentation, filling multiple market niches with homes available with price points from the $200s to more than $1 million.     Although sales at all price points have been strong, the luxury market continues to perform extremely well, Cole said. “The community was prepared to meet increased demand from the millennial buyer while still accommodating move-up families, empty-nesters, retirees, and seniors,” Cole said. “Our strength continues to come from the diversity of our neighborhoods and homes, abundance of shopping, dining, and services, job base, and exceptional lifestyle offerings.”
